Garage (Detached) & Tool Shed Project Checklist

Permits Required

  1. Building permit
  2. Auxiliary permits: One or more of the permit types listed below depending on the scope of work being performed:
    • Electrical permit
    • Plumbing permit
    • Gas permit
    • Mechanical permit

Application Submittal Requirements

  1. 1 copy of Client Registration Form (PDF) - if the permit is being applied for by a contractor who has never performed work in Chesterfield County before
  2. 1 copy of the Residential Building Permit Application (PDF)
  3. 1 copy of the plot plan showing setbacks from existing and proposed improvements. Acceptable plot plans contain the following:
    1. Entire property, showing all property line dimensions
    2. Existing dwelling, any other existing structures and location of proposed structure (all dimensions of proposed structure must be clearly indicated). For proposed accessory structures, indicate the overall height.
    3. Setbacks from the closest point of the proposed structure to property lines in each direction. Label the measurements from each property line to the closest point on the structure. Be as exact as possible and label the name of road clearly.
  4. 2 copies of the construction plans - One set will be returned to the applicant with the issued permit. (For more detail on exactly what the construction plans require, see the Construction Plan Requirements listed below.)
  5. 2 copies of the engineered soil reports - Required to be prepared by a soil scientist or geotechnical engineer. A soils report is required for construction of any potentially habitable space (e.g. garages with living space above) where the property is deemed to be in the Triassic Basin, that area of the county with an increased potential of "shrink-swell" soil.   6. 1 copy of the Residential Plans Review Delivery Form (PDF) - Indicates whether you would like the permit and forms mailed to you or held for three days at the Building Inspection office for you to pick up
  7. Payment of permit and other related fees - Residential Fee Schedule (PDF). Cash, checks, MasterCard, Visa, Discover and American Express cards are accepted.

Construction Plan Requirements: Minimum of Two Copies

  1. Elevations
  2. First floor plan and framing plan
  3. For two story structures with potentially habitable attics or second floors a shrink/swell soil report may be required, call for assistance
  4. Foundation plan and construction details
  5. Roof and roof framing plan
  6. Second floor plan and framing plan
  7. Structural cross section(s)

Plan Detail Requirements

  1. General requirements for construction drawings:
    1. Numbered - Every sheet of the plans should be numbered.
    2. b. Scale - Structural plans should be drawn to architectural scale, typically 1/4 inches, 3/16 inches or 1/8 inches.
    3. Legible - The drawings should be neat and legible. They do not have to be computer drawn, but they should be void of handwritten notes.
    4. Orientation - The drawings must all be in the same orientation on the sheets.
  2. Plan Views - Footing and Foundation, Basement, First Floor, Second Floor, Attic, Roof, and Framing Plans - Show the following details:
    1. Perimeter and interior dimensions
    2. Room names on each floor plan
    3. Size and location of all doors and windows
    4. All interior load-bearing walls identified
    5. All beams, including garage door headers, identified. All beams carrying more than 4,000lbs - identify column on each end
    6. Size and direction of all floor joists and ceiling joists
    7. For I-joists or open-web joists, provide manufacturer's layout plan. Identification on plans similar to:
    8. Nominal lumber: 2 by 8 SYP at 16 inches on center (o.c.)
    9. I-joists: Truss Joist, Series 230, 11 feet 7/8 inches, 16 inches o.c.
    10. Braced wall lines and the accompanying braced wall panel method(s) with calculation(s) clearly listed on each floor plan
    11. Full height, two-story walls (i.e. walls over 12 feet tall) engineered by a registered design professional
    12. Attic plan for all attics accessed by a permanent stair.
    13. Any space intended for "future" use marked accordingly
    14. Each rafter or truss individually drawn to show bearing; all overbuilt roofs identified.
    15. For structures with truss roofs - provide truss layout and individual truss detail sheets.
    16. Truss detail sheets do not need to be individually sealed for plan review, but must be sealed by a registered design professional at the time of inspection.
  3. Sections - Include the following:
    1. At least one "through-structure" section, cut from the front to the rear of the structure, in a location that will show any non-standard section, such as a two-story room
    2. If there are multiple complicated spaces - separate sections to show all of the structure
    3. Section cut lines (arrows) referenced on the plan views
  4. Elevations: Two elevations: from the front and side; show the exterior finishes.
