Chesterfield County offers a walk-through plan review and permitting process for certain types of residential and commercial building permit applications. The intent is for applicants to obtain a permit during a single visit.
If deficiencies are found during the review process and the permit cannot be issued, the applicant receives a letter outlining the corrections needed. The walk-through process is available to anyone whose project meets eligibility criteria.
All walk-through projects must be connected to Chesterfield County water and sewer.
Eligible Projects for Residential Walk-thru Permits
Amendment to an existing permit
Conversion (e.g., deck to porch or Florida room, unfinished space to finished space)
Deck or accessibility ramp
Detached garage or shed (sheds less than 256 square feet do not require a building permit, but are required to adhere to zoning ordinance setbacks. Check with the Planning Department to obtain setback requirements.)
Manufactured home in a mobile home park
Swimming pool, barrier and electrical (must apply for all three at the same time)
Townhouse - conversion (e.g., deck to porch or Florida room, unfinished space to finished space)
Townhouse - deck
Townhouse - detached shed (sheds less than 200 square feet do not require a building permit. Check with the Planning Department to obtain setback requirements.)
