The applicant would like to amend the Parcel standards to subdivide their 60-acre property (56.97 of which is in the County) in up to three Parcels. Currently, a 15-acre parcel is proposed and is contracted for sale from the front of the tract along Old Gun Road. The proposed parcel layout does not meet the Parcel standards due to road frontage being located outside of the County boundary and parcel width not meeting the (250 foot for parcel division) requirement. For the third Parcel, the applicant would like to leave the residual acreage (~ 45 acres) for a potential future family subdivision without that family division having to submit an additional request for road frontage expectation. Road frontage is, and will continue to be, achieved within City of Richmond for up to 3 Parcels.
