The applicant proposes a mixed use, planned community, including age-restricted apartment homes and commercial uses. This use compliments the existing surrounding uses, such as neighborhoods and active lifestyle communities to the north and commercial uses to the south. The applicant requests a new CUPD for conditional uses under the C-3 district subject to the prohibited uses listed in the proffered conditions. The applicant requests exceptions in order to: (i) reduce the minimum project size to ten (10) acres; (ii) modify the maximum density to two hundred twenty-four (224) dwelling units; (iii) modify the building setback for the clubhouse to provide more space for amenities while also maintaining a central and accessible location in the community; and (iv) reduce the building setback along the northern and southern property lines of Parcel B to thirty (30) feet.
