TABLE REVIEW :
PLAT PROCESS :
1. THE COUNTY UTILITIES PROJECT NUMBER IS 15-0295.
2. ON SHEET C2.4, WATER & SEWER NOTE #6, REMOVE CONCRETE
AS AN APPROVED MATERIAL FOR GRAVITY SEWER. ALSO, THE FIRS
5 UTILITY GENERAL NOTES ARE A REPEAT OF NOTES ALREADY
STATED UNDER WATER & SEWER NOTES.
3. ON SHEETS C4.1 AND C4.2, MOVE THE WATERLINE TO 6' OFF
THE FACE OF CURB TO REDUCE THE CHANCE THAT CURB AND
UNDERDRAINS WILL BE DISTURBED IF FUTURE EXCAVATION OF THE
WATERLINE IS NECESSARY.
4. ON SHEET C4.1, LABEL WHAT THE 20" CASING AT STA. 18+75
IS INTENDED FOR.
5. ON SHEETS C4.1 AND C4.2, IT WOULD APPEAR THAT THERE IS
SUFFICIENT COVER TO KEEP THE WATERLINE SHALLOWER AND GO
OVER STORM PIPES 1-36, 1-48 AND 1-54.
6. SINCE THERE IS 30" PIPE SHOW ON THIS PLAN, IT MUST ALS
BE SUBMITTED TO THE VIRGINIA DEPARTMENT OF HEALTH FOR
REVIEW.
7. THE OWNER SHALL BE REQUIRED TO ENTER INTO A COUNTY
UTILITIES CONTRACT PRIOR TO THE START OF CONSTRUCTION.
PRIOR TO THE PREPARATION OF THE UTILITIES CONTRACT,
UTILITIES MUST BE IN RECEIPT OF THE "ACCEPTED" BID PROPOSA
BETWEEN THE DEVELOPER AND THE COUNTY APPROVED UTILITIES
CONTRACTOR AS WELL AS THE PROJECT'S INFORMATIONAL SHEET
FOUND ON THE "DEVELOPER'S CHECKLIST". PLEASE SEND THOSE TW
ITEMS TO THE ATTENTION OF JACQUE HYDEN
(HYDENJ@CHESTERFIELD.GOV OR 804-318-8437). THE BID PROPOSA
MUST BE BASED ON THE APPROVED SITE PLAN. BE ADVISED THAT I
THE SITE PLAN IS REVISED AND REAPPROVED SUBSEQUENT TO THE
PREPARATION OR RECORDATION OF THE UTILITIES CONTRACT, THE
BID PROPOSAL SHALL BE REVISED ACCORDINGLY AND A REVISED
UTILITIES CONTRACT MAY BE NECESSARY.
8. AFTER FINAL SITE PLAN APPROVAL, SUBMIT THREE SETS OF TH
APPROVED PLANS DIRECTLY TO THE UTILITIES DEPARTMENT FOR OU
USE DURING CONSTRUCTION INSPECTION.

PLAN DATED : 02/05/16
REVIEW DATE : 02/29/16
SITE PLAN NO. : 16PR0145
TABLE REVIEW : NO
PLAT PROCESS :
1. PLEASE UPDATE THE FOR PHASE 1 OF THE ROAD PROJECT ON
THE VICINITY MAP TO COUNTY PROJECT 15-0265.
2. THERE IS A CONFLICT BETWEEN THE WATER LINE AND STORM
PIPE AT APPROXIMATELY STATION 15+30 AND 16+55. LOWER THE
WATER MAIN ON THE PROFILE AND CALL OUT 1.5' MINIMUM
CLEARANCE.
3. THERE IS A CONFLICT BETWEEN THE STORM PIPE AND THE
WESTERN 8" GATE VALVE AT APPROXIMATELY STATION 15+30.
SINCE THE WATER MAIN MUST GO UNDER THE STORM PIPE, IT MAY
RESULT IN THE VALVE BEING DEEPER THAN 6 FT, WHICH IS NOT
ALLOWED. THE VALVE MAY NEED TO BE SHIFTED FURTHER WEST AND
THE PIPE RAISED USING RESTRAINED VERTICAL BENDS. IF THIS
IS NEEDED, A PROFILE FOR THIS SECTION OF WATER LINE SHOULD
BE PROVIDED WITH THE EXTENT OF PIPE RESTRAINT SHOWN ON THE
PROFILE.
4. CALL OUT THE WATER MAIN FROM STATION 18+00 TO 18+50 AS
HAVING RESTRAINED JOINTS ON THE PROFILE. WATER MAIN COMES
IN 20 FOOT LENGTHS, THEREFORE YOU MAY CONSIDER SHOWING 60
FT OF RESTRAINED LENGTH.
5. A 2 INCH FLUSHING HYDRANT IS NOT CAPABLE OF PROVIDING
SCOURING VELOCITY FOR A 12 INCH WATER MAIN. THE FLUSHING
HYDRANT AT THE 12 INCH STUB AT STATION 22+00 SHOULD BE
CHANGED TO A 4-INCH HYDRANT. PLEASE SHOW THE FLANGED
STUBOUT TO BE EXTENDED TO THE SOUTH OF THE SIDEWALK ON THE
PLANS.
6. CHESTERFIELD COUNTY CANNOT ASSUME OWNERSHIP OF THE 20
INCH CASING PIPE FOR SANITARY SEWER WITHOUT EASEMENT
DEDICATED. PLEASE SHOW THE FUTURE SEWER LINES LABELED AS
"NOT IN CONTRACT" AND DEDICATE EASEMENT UP TO THE FIRST
MANHOLE ON EACH SIDE. THIS COMMENT WILL ALSO BE APPLICABL
TO THE CASING PIPE ON THE PHASE 1 PLANS, 15-0265. THE
PREVIOUS REVIEWER HAD MISUNDERSTOOD THE EXTENT OF THE WATE
RIGHT-OF-WAY.
7. CORRECT THE COUNTY PROJECT NUMBER FOR THE PHASE 1 WATE
ON SHEET C4.2 TO 15-0265 ON BOTH THE PLAN AND PROFILE.
8. SHOW THE COUNTY PROJECT NUMBER FOR THE 30" WATER MAIN O
HULL STREET RD BY OTHER.
9. PLEASE PROVIDE A PROFILE FOR THE 30" WATER MAIN.
10. THE LOCATION OF THE BLIND FLANGES FOR THE 4-INCH BLOW
OFFS ON THE 30-INCH WATER MAIN SHOULD BE SHOWN ON THE
PLANS.
11. THE WESTERN 30-INCH BUTTERFLY VALVE IS SHOWN IN
CONFLICT WITH THE CURB AND GUTTER. THESE VALVES ARE LARGE
AND THERE IS LESS FLEXIBILITY IN THE FIELD. THE WESTERN
VALVE WILL NEED TO BE SHIFTED WEST BEYOND THE SIDEWALK AND
AT LEAST 2 STICKS OF PIPE PROVIDED AT THE STUBOUT. THE PIP
BETWEEN THE TEE AND THE VALVE MUST BE RESTRAINED TO ALLOW
FOR A FUTURE CONNECTION AND SHOWN AS RESTRAINED ON THE
PROFILE.
12. UPDATE THE ESTIMATED MATERIALS QUANTITIES TO SHOW 4-
INCH FLUSHING HYDRANTS AND SEWER CASING PIPE.

PLAT PROCESS :
1. THE PLANS SHOW 122 FT OF 12" CLASS 52 PIPE, 3-8" GATE
VALVES, AND 3-4" BLOW OFFS. PLEASE REVIEW THE MATERIALS
QUANTITIES AND UPDATE AS NEEDED.
2. AS DISCUSSED, PLEASE RELOCATE THE HYDRANT NEAR STA
16+55 TO JUST SOUTH OF STORM STRUCTURE 1-45 IN ORDER TO
AVOID THE CONFLICT WITH THE STORM SEWER. ANTHONY BATTEN
WITH FIRE HAS APPROVED THIS REVISION.
3. THE MAINLINE 12" GATE VALVE AT THE CROSS NEAR STA 21+7
SHOULD BE MOVED TO THE SOUTH SIDE OF THE CROSS.
4. SHEET C4.2 AT APPROXIMATELY STA 23+50, THE WATERLINE I
LABELED AS "SHOWN FOR INFORMATIONAL PURPOSES ONLY", WHICH
WE BELIEVE TO BE A REMNANT FROM THE PHASE 1 PLANS.
5. THE COUNTY PROJECT NUMBER FOR THE 30" WATER MAIN ON
HULL STREET (DESIGNED BY BALZER) IS 15-0051. PLEASE LABEL
THE PLAN AND PROFILE WITH THIS INFORMATION.
6. ON SHEET C6.2, THE 30" WATER MAIN, 8" COMMERCIAL
ENTRANCE WATERLINE WEST OF THE CROSS, AND EAST-WEST
COLLECTOR 12" WATER MAIN IN FILL ARE REQUIRED TO BE CALLED
OUT AS WITH RESTRAINED JOINTS ON THE PROFILE.
