SINGLE FAMILY PROJECT OF 43.17 ACRES. WATER QUALITY
CALCULATIONS ARE NOT BASED ON WATERSHED DRAINAGE DIVIDES,
BUT PROJECT AREA.
2. CHECK CALC'S SHOW AN AVERAGE IMPERVIOUSNESS OF 30%
BASED ON A QUARTER ACRE LOT SIZE. RR APPROXIMATELY 12.95
LB/AC/YR.
3. POND A HAD A POLLUTANT REMOVAL LIMITATION BASED ON
THE AS-BUILT VOLUME. THE DATA ON THE LEFT SIDE OF SHEET 4
UNDER NUTRIENT REMOVAL DOES NOT APPEAR TO REFLECT IT.
PLEASE ADDRESS.
4. REVISED CALC'S ARE REQUIRED DUE TO DRAINAGE AREA
CHANGES TO SUPPORT THE POLLUTANT REMOVALS SHOWN FOR ALL
THREE PONDS. PLEASE ADDRESS.
5. REMOVE THE FUTURE RMF AREA FROM THE CBPA PRELIMINARY
PLAN AS IT'S NOT PART OF THIS SINGLE-FAMILY PROJECT. THE
NOTE BELOW THE MASTER CBPA PROPOSAL CAN SPECIFY ANY
REMAINING POLLUTANT CREDIT AVAILABLE TO SERVE THIS FUTURE

6. REMOVE THE TYPICAL LOT IMPERVIOUS CALC'S AND DETAIL AS

7. COMPLIANCE TO THE ZONING REQUIREMENT WITHIN THE
JOHNSONS CREEK WATERSHED WILL BE ADDRESSED WITH THE

1. AS DIRECTED BY ENVIRONMENTAL ENGINEERING,
FILLING/GRADING ON INDIVIDUAL LOTS WILL BE PROVIDED SO THAT
EACH PROPERTY WILL HAVE A SURFACE DRAINAGE CONFIGURATION
FUNCTIONING INDEPENDENTLY FROM ITS ADJACENT PROPERTIES.
SIDEYARD SWALES, YARD INLETS, AND STORM SEWER WILL BE
REQUIRED. ALL AFFECTED LOTS WILL BE EARMARKED WITH AN NBP.

2. TO PROVIDE FOR ADEQUATE DRAINAGE AND PROTECTION OF
HOMESITES, THE FOLLOWING SHALL BE ACCOMPLISHED:
A. THE DRAINAGE DESIGN SHALL PROVIDE EACH LOT WITH
A
MINIMUM 1% GRADIENT FROM THE LOWEST AND/OR MOST
REMOTE POINT WITHIN THE LOT TO AN ADEQUATE RECEIVING
FACILITY AS DETERMINED BY ENVIRONMENTAL ENGINEERING.
B. FILLING/GRADING ACHIEVING THIS SHALL BE AS
DIRECTED BY
ENVIRONMENTAL ENGINEERING WITH CONSTRUCTION PLAN
APPROVAL.
C. REFER TO THE ATTACHED LOT FILLING/GRADING DETAIL
WHICH
WILL APPLY AS DIRECTED BY ENVIRONMENTAL
ENGINEERING.

3. ROAD RIGHT-OF-WAY SHALL BE WIDE ENOUGH TO ENCOMPASS THE
PEDESTRIAN-ACCESS FACILITIES IF THE SIDEWALKS MEET STATE
CRITERIA.

4. DIMENSIONED BUILDING ENVELOPES SHALL BE SHOWN ON THE
CONSTRUCTION PLANS AND SUBDIVISION PLAT AS DIRECTED BY

6. PER ZONING CASE 17SN0606, STORMWATER RUNOFF DESIGNED TO
DRAIN TO JOHNSONS CREEK SHALL BE RETAINED BASED ON THE
2/10/100 POST DEVELOPED CONDITION AND RELEASED BASED UPON
THE 2/10/100 PREDEVELOPED CONDITION.
STORMWATER DESIGNED TO DRAIN NORTH TOWARD MEADOWVILLE
LANDING SUBDIVISION SHALL BE DISCHARGED TO AN ADEQUATE
OUTFALL OF SUFFICIENT SIZE AND CAPACITY TO HANDLE POST
DEVELOPED DISCHARGE.

7. AS DIRECTED BY ENVIRONMENTAL ENGINEERING, THE 100 YEAR
FLOODPLAIN SURROUNDING THE WETLANDS WILL BE SHOWN
AS FIELD LOCATED ON THE CONSTRUCTION PLANS AND RE-FIELD
VERIFIED BY A LICENSED ENGINEER PRIOR TO THE ISSUANCE OF A
