13. PRIOR TO CONSTRUCTION PLAN APPROVAL, THE ENVIRONMENTAL
ENGINEERING DEPARTMENT MUST HAVE RECEIVED
DOCUMENTATION THAT THE SUB-DIVIDER OR HIS REPRESENTATIVE
HAS NOTIFIED CERTAIN PROPERTY OWNERS DETERMINED BY THE
DEPARTMENT OF THE PROPOSED ADJACENT CONSTRUCTION.

14. THE ALLEYS SHALL FUNCTION AS STORM WATER CONVEYANCE
SYSTEMS. THE ALLEY TYPICAL SECTION CAN BE AN INVERTED CROWN
WITH A 1-INCH PER FOOT CROSS SLOPE SUCH THAT THERE WILL BE A
MINIMUM 6-INCHES OF ELEVATION DIFFERENCE BETWEEN THE EDGE OF
PAVEMENT AND CENTERLINE IF THE ALLEY WIDTH WERE TO BE
12-FEET OR CURB AND GUTTER MAY BE USED.

15. THE 100-YEAR STORM SHALL NOT EXCEED THE CONTAINMENT
DEPTH OF THE ALLEYS. ALLEY PAVEMENT DESIGN SHALL BE
EQUIVALENT TO THAT REQUIRED FOR CHESTERFIELD COUNTY PUBLIC
ROADS.

16. STORM WATER IN THE ALLEYS SHALL BE PICKED UP BY DI-1
GRATED INLETS INTO WHICH THE INVERTED CROWNS WOULD FLOW
AND BE DISCHARGED VIA STORM SEWER OR OTHER METHOD
APPROVED BY THE ENVIRONMENTAL ENGINEERING DEPARTMENT.

17. ALLEY PAVEMENT SHALL BE SIGNED "PRIVATE MAINTENANCE"
AND LANGUAGE APPROVED AT TIME OF CONSTRUCTION PLAN APPROVAL.

18. UNLESS OTHERWISE APPROVED, THE RELEASE RATE FROM THE
SWM/BMP FACILITIES DURING THE 10 YEAR POST DEVELOPED STORM
EVENT SHALL NOT EXCEED THE PREDEVELOPED 2 YEAR STORM EVENT.

19. PRIOR TO APPROVAL OF ANY CONSTRUCTION PLAN WITHIN
CENTERPOINTE TOWNHOMES OR THE ADJACENT PARCEL 1B FUTURE
COMMERCIAL, THE 50' SWM/BMP EASEMENT AS DEPICTED IN THE
PRELIMINARY PLAT ON PARCEL 1B MUST BE RECORDED WITH DB-PG
PROVIDED TO THIS OFFICE.

PLEASE NOTE ADDITIONAL ON-SITE DETENTION MAY BE REQUIRED
DURING DETAILED REVIEW OF THE CONSTRUCTION PLAN TO SATISFY
THE PART IIB OR PART IIC FLOODING CRITERIA OF THE VIRGINIA
STORMWATER MANAGEMENT PROGRAM REGULATIONS. THIS MAY RESULT
IN A MAJOR REVISION TO THE PRELIMINARY PLAT AND/OR THE LOSS
OF LOTS TO ACCOMMODATE LARGER AND/OR ADDITIONAL STORMWATER
MANAGEMENT FACILITIES.
