1. APPROVAL OF THE PRELIMINARY SUBDIVISION IS NOT AN
APPROVAL OF THE WATER AND/OR SEWER LAYOUT AS SHOWN
ON THE SUB-DIVIDER'S PRELIMINARY PLAN. THE REVIEW OF
THE PRELIMINARY WATER/SEWER LAYOUT IS BEING
PERFORMED TO IDENTIFY ANY POTENTIAL CONTROVERSIAL
PROBLEMS AND TO INTEGRATE THE DEPARTMENT OF
UTILITIES' RECOMMENDATIONS AS SET FORTH IN THE LATEST
WATER/SEWER SPECIFICATIONS MANUAL. THE SUB-DIVIDER
UNDERSTANDS THAT AS THE FINAL DETAILS OF EACH
DEVELOPMENT SECTIONS ARE REVIEWED, THE UTILITIES
DEPARTMENT MAY REQUIRE CHANGES TO THE ORIGINAL
WATER/SEWER LAYOUT AS DEEMED IN THE BEST INTEREST OF
THE COUNTY, WHICH ULTIMATELY BENEFITS THE
DEPARTMENT'S CUSTOMERS AS USERS OF THE PUBLIC
WATER/SEWER SYSTEMS. (U)
.
2. IT WILL BE THE RESPONSIBILITY OF THE SUB DIVIDER TO
MAKE CERTAIN, BY WHATEVER MEANS NECESSARY,
(I.E., ON-SITE WATER LINE LOOPING OR OFF-SITE
WATER LINE EXTENSIONS, ETC.) THAT THE DEMANDS
GENERATED BY THE PROPOSED PROJECT DO NOT
ADVERSELY AFFECT ANY PORTION OF THE PRESSURE
ZONE THE PROJECT IS LOCATED WITHIN AND THAT
THE ADDITION OF THIS PROJECT WILL NOT CAUSE ANY
AREA WITHIN THE PRESSURE ZONE TO FAIL TO COMPLY
WITH THE CHESTERFIELD COUNTY FIRE DEPARTMENT'S
REQUIRED FIRE FLOW OF 1000 GPM AT 20 PSI
RESIDUAL. (U)

CULVERTS UNDER OTTERDALE ROAD TO ALLOW THE NORMAL STREAM TO
FLOW THROUGH THEM, UNLESS OTHERWISE APPROVED BY THE
DEPARTMENT OF ENVIRONMENTAL ENGINEERING, WITH SUPPORTING
DOCUMENTATION INDICATING THAT THE CONSTRUCTION OF THE
DOWNSTREAM IMPROVEMENTS WOULD NOT BE SUFFICIENT TO PREVENT
FLOODING OF THAT SECTION OF OTTERDALE ROAD AS A RESULT OF
THE 10-YEAR, TO DESIGN AND CONSTRUCT STORMWATER FACILITIES
SO THAT THE 10-YEAR POST-DEVELOPMENT STORM IS RETAINED ON
THE PROPERTY AND RELEASED AT THE 2-YEAR PRE-DEVELOPMENT
RATE.
PRIOR TO APPROVAL OF THE CONSTRUCTION PLANS, THE FINAL
ALIGNMENT OF THE SANITARY SEWER LINES AND EASEMENTS
ADJACENT TO PROPOSED SWM/BMPS MUST BE APPROVED BY BOTH THE
DEPARTMENT OF ENVIRONMENTAL ENGINEERING AND THE DEPARTMENT
