CONSTRUCTABLE AS SHOWN. IT IS TOO CLOSE TO THE PROPERTY
LINE TO CONSTRUCT WITHOUT OBTAINING CONSTRUCTION
EASEMENT FROM 2800 OTTERDALE RD. OUR CONSTRUCTION GROUP
SAYS THAT IN ORDER TO BUILD SEWER THAT DEEP, THE TRENCH
WOULD HAVE TO BE BENCHED TO AT LEAST 50 FT WIDE PLUS
ROOM FOR SPOILS. SEWER OF THAT DEPTH BEHIND HOUSES WILL
BE NEARLY IMPOSSIBLE TO MAINTAIN IF THERE IS A PROBLEM.
THE CONCEPT OF ROUTING THE SEWER SOUTH ALONG NATURAL
DRAINAGE PATHS THROUGH AN EASEMENT AS INDICATED IN THE
8/24/11 TENTATIVE PLAT SHOULD BE RE-EVALUATED AS IT IS A
MUCH BETTER LONG TERM SOLUTION AND WILL PROVIDE SEWER
SERVICE FOR THE PROPOSED TINSDALE AND BROOKVALE
SUBDIVISIONS, WHICH ARE OWNED BY THE SAME DEVELOPER.
4. SHOW AN OFFSITE EASEMENT FOR ALL OF THE WATER AND
SEWER LINES EXTENDING OUTSIDE THE LIMITS OF THE
SUBDIVISION. THIS CONDITION WAS OBSERVED ON LILYBANCH
PL, LILYBANK CT, WILLOWVALE PL, AND MACLEAR DR.
5. EACH FIRE HYDRANT SHOULD BE LOCATED 3 FT CLEAR
BEHIND THE SIDEWALK IN A PERMANENT EASEMENT. PLEASE
UPDATE THE DETAIL.
6. FOR THE SEWER OUTFALL, WE RECOMMEND THAT SERVICE TEES
WITH PLUGGED OPENING BE INSTALLED TO FACILITATE THE
FUTURE CONNECTIONS.
7. WE COULD NOT LOCATE A SEWER LATERAL FOR LOT 78.
8. PROVIDE 10 FT SEPARATION BETWEEN THE FLUSHING
HYDRANT AND WATER METER AT THE END OF CETERVILLE CT.
9. VERIFY THAT THE RADIUS OF THE WATER LINE NEAR STA
32+00 ON CEDARVILLE DR IS GREATER THAN 326 FT.

11. PER COUNTY STANDARDS, THE MINIMUM SIZE PIPE UP TO

AN 8 X 6 REDUCER CAN BE ADDED FOR THE TERMINAL 6" LINE.

12. BRICKED UP OPENINGS ARE NO LONGER ALLOWED. MANHOLES
WITH FUTURE EXTENSIONS SHOULD BE PLAIN BOTTOM WITH NO

THAT WILL ELIMINATE THE NEED TO BACK TAP THE LINE AND
MINIMIZE THE POTENTIAL FOR CUTTING PAVEMENT. A 16 INCH
EXTENSION ACROSS THE CURRENT OTTERDALE RD SHOULD BE
CONSIDERED PRIOR TO THE PAVEMENT WIDENING AND OVERLAY.
THIS EXTENSION WOULD PROVIDE THE ADDED BENEFIT OF
PROVIDING A LOCATION FOR A TEMPORARY WATER CONNECTION IN
THE EVENT THAT CONSTRUCTION ON THE FUTURE POWHITE
PARKWAY REQUIRES A RELOCATION OF THE MAIN IN THE CASING
PIPE AND WATER IS NOT YET AVAILABLE FROM THE SOUTH ON
OTTERDALE RD.
20. THE BUTTERFLY VALVE NEAR STA 50+50 ON OTTERDALE RD
WILL NEED TO BE RESTRAINED AS IF IT IS A DEAD END.
PROVIDE THRUST RESTRAINT CALCULATIONS FOR A DEAD END AND

D) PER TENTATIVE CONDITION #18, WHICH STATES, "PRIOR TO
RECORDATION, A COPY OF THE COVENANTS AND ARTICLES OF
INCORPORATION OF THE HOMEOWNERS' ASSOCIATION SHALL BE
PROVIDED TO THE ENVIRONMENTAL ENGINEERING DEPARTMENT FOR
APPROVAL. IN ADDITION, TO LANGUAGE PERTAINING TO THE
RPA, THE ENVIRONMENTAL ENGINEERING DEPARTMENT WILL
DETERMINE WHETHER THE SUBDIVISION HAS BEEN PROVIDED WITH
THE INFORMATION TO DEVELOP AND IMPLEMENT A ERTILIZATION/LAWN
CARE PROGRAM TO MINIMIZE PHOSPHOROUS RUNOFF FORM WILKES
BEND. THE REQUIREMENTS OF THE PROGRAM SHALL BECOME A PART OF
THE COVENANTS FOR THE PROJECT AFFECTING ALL PROPERTIES
WITHIN THE DEVELOPMENT.

HAVE BEEN SATISFACTORILY COMPLETED."
