INCLUDE PROFILE OF THIS DITCH, TYPICAL DITCH DESIGN, %SLOPE,
DEPTH, LINING, 10/100-YEAR DITCH CALCULATIONS, ETC. REFLECT
THE CHANGES ON ALL APPLICABLE SHEETS.
ADDITIONALLY, INCLUDE THESE DRAINAGE IMPROVEMENTS IN A 16'
DRAINAGE EASEMENT. THE 16' DRAINAGE EASEMENT SHOULD BE
ILLUSTRATED FROM LOT 14 UNTIL IT REACHES THE EXISTING
SWM/BMP EASEMENT.
FURTHERMORE, A CULVERT RCP 12 L.F. SHOULD BE PROVIDED WITHIN
THE DITCH LINE TO ALLOW VEHICLES TO CROSS OVER WITHIN THE
BMP MAINTENANCE CORRIDOR. A FURTHER DISCUSSION IS
RECOMMENDED. INCLUDE 10/100-YEAR CULVERT CALCULATIONS FOR
FURTHER REVIEW AND APPROVAL. REFLECT THE CHANGES ON THE
PLANS AND PROFILES.
13. PLEASE PROVIDE A SWALE OF 5:1 SIDE SLOPE ON THE REAR OF
LOT 22 AND 5' OFF THE REAR PROPERTY LINE TO START AT GRADE
AND CONTINUE IN A RADIUS TURN/5' OFF THE PROPERTY LINE

IN ADDITION, AN IN-HOUSE WAS PERFORMED USING THE 100-
YEAR WSE OF THE BMP'S AND IT APPEARS THE 100-YEAR IS
ESCAPING ON SEVERAL STRUCTURES (I.E. 2, 3, 8, 14, 15,
17, 18, ETC.). PLEASE EITHER ANALYZE THE INLETS WHERE
THE RUNOFF IS ESCAPING. WOULD IT STAY WITHIN THE RIGHT-
OF-WAY OR WOULD IT ENCROACH THE LOTS BY PROVIDING
SURCHARGE ANALYSIS/X-SECTIONS AT THE ROAD SAG, ETC. A
FURTHER DISCUSSION MAY BE HELPFUL.
OR ADJUST THE STORM SEWER TO ENSURE CONTAINMENT. SUBMIT
REVISED 10/100-YEAR STORM SEWER/HGL CALCULATIONS FOR
FURTHER REVIEW AND APPROVAL.
23. AS A PREREQUISITE TO SUBDIVISION PLAT RECORDATION:
A) THE $100/LOT BMP MAINTENANCE FEE MUST BE RECEIVED.
B) PER TENTATIVE CONDITION #18, WHICH STATES, "PRIOR TO
RECORDATION, A COPY OF THE COVENANTS AND ARTICLES OF
INCORPORATION OF THE HOMEOWNERS' ASSOCIATION SHALL BE
PROVIDED TO THE ENVIRONMENTAL ENGINEERING DEPARTMENT FOR
APPROVAL. IN ADDITION, TO LANGUAGE PERTAINING TO THE
RPA, THE ENVIRONMENTAL ENGINEERING DEPARTMENT WILL
DETERMINE WHETHER THE SUBDIVISION HAS BEEN
PROVIDED WITH THE INFORMATION TO DEVELOP AND IMPLEMENT A
FERTILIZATION/LAWN CARE PROGRAM TO MINIMIZE PHOSPHOROUS
RUNOFF FORM WILKES BEND. THE REQUIREMENTS OF THE PROGRAM
SHALL BECOME A PART OF THE COVENANTS FOR THE PROJECT
