PARCEL PLAT.
2) IN THE NOTES SECTION, ADD THE ZONING/VARIANCE CASES
FOR BOTH PARCELS IN THE ZONING NOTE. ZONING CASE
74SN0182 APPLIES TO 8121 BAUGH LANE AND CASE
77AN0248 FOR 8131 BAUGH LANE.
3) THE SHAPE AND CONFIGURATION OF THE PARCELS SHOWN ON
THE PARCEL PLAT ARE DIFFERENT FROM WHAT IS SHOWN ON THE
COUNTY'S GIS RECORD. ON 8121 BAUGH LANE, COUNTY GIS
SHOWS THE PROPERTY EXTENDING ALL THE WAY BACK TO THE
VACATED RIGHT-OF-WAY (769-613-7843). ON 8131 BAUGH
LANE, COUNTY GIS SHOWS A "HOLE" LOCATED ON THE REAR OF
THE PROPERTY THAT LOOKS TO BE A PART OF THE FORMER CUL-DE-
SAC OF THE RIGHT-OF-WAY (AGAIN, 769-613-7843). IS THERE A
TEMPORARY TURNAROUND EASEMENT? IF SO, WAS THIS
EASEMENT VACATED? VERIFY THE SHAPE, SIZE AND
CONFIGURATION OF THESE PARCELS BY SUBMITTING THE MOST
CURRENT RECORDED DEED AND PLATS THAT JUSTIFY THE DEPICTION
OF THE PARCELS AS SHOWN ON THE PROPOSED PARCEL PLAT.
4) IN THE CURVE TABLE, ADD THE TANGENT AND ARC LENGTH FOR
EACH CURVE. IN ADDITION, CLEARLY DEFINE THE BREAK POINT FOR
CURVE C1 & C3. DOES C1 EXTEND ALL THE WAY ACROSS THE
FRONTAGE OF PARCEL TWO?
5) THE EXISTING FRAME SHED ON PARCEL TWO DOES NOT MEET
THE REQUIRED SIDE YARD SETBACK FOR THE ZONING DISTRICT (AT
LEAST 15' FROM THE SIDE PROPERTY LINE). EITHER 1) REMOVE
THE SHED, 2) APPLY FOR A VARIANCE OR 3) MOVE THE SHED TO
MEET THE SIDE YARD SETBACK. IF THE SHED WILL BE REMOVED,
PLACE A NOTE ON THE PARCEL PLAT NOTING THAT THE SHED WILL
BE REMOVED. IF OPTION TWO IS SELECTED, THE VARIANCE WILL
NEED TO BE APPROVED PRIOR TO THE APPROVAL OF THE PARCEL
PLAT. IF OPTION THREE IS SELECTED, THE SHED WILL NEED TO BE
MOVED AND VERIFIED ON THE PARCEL PLAT AS MEETING THE
MINIMUM 15' SIDE YARD SETBACK.
6) ENSURE THAT THERE IS A 3" X 5" AREA ON THE PARCEL PLAT
FOR THE COUNTY APPROVAL STAMP TO BE LOCATED.
7) WITH THE RESUBMITTAL OF YOUR PARCEL PLAT, PROVIDE A
REVISION DATE ON THE PARCEL PLAT.
8) PROVIDE ALL REQUIRED SIGNATURES, SIGN SEALS, AND
UPDATE ALL DATES SHOWN ON THE PLAT WITH THE NEXT
RESUBMITTAL.
9) PRIOR TO RESUBMITTAL OF THE RECORD PLAT, THE HEALTH
DEPARTMENT MUST REVIEW AND APPROVE THE FINAL PLAT.
PLEASE INCORPORATE ANY CHANGES RECOMMENDED BY THE
HEALTH DEPARTMENT ON THE RECORD PLAT.
