2. PER SECTION 8-4 OF THE EROSION CONTROL ORDINANCE, PRIOR
TO THE ISSUANCE OF A LAND DISTURBANCE PERMIT, THE
ENVIRONMENTAL ENGINEERING DEPARTMENT SHALL REQUIRE

VIRGINIA EROSION AND SEDIMENT CONTROL HANDBOOK ALONG

THE ROAD AND LOT LAYOUT IN RELATION TO THE TOPOGRAPHY
REVEALS WHAT WE BELIEVE IS AN ABILITY TO ADJUST THE
ALIGNMENT OF KILLARNEY DRIVE SO THAT IT DOES NOT OCCUPY
PORTIONS OF THE RPA. PLEASE ADDRESS.

TENTATIVE PLAT DATED LAST REVISED MARCH 2, 2016, RECEIVED BY
THE PLANNING DEPARTMENT ON MARCH 10, 2016, AND BY THE
ENVIRONMENTAL ENGINEERING DEPARTMENT ON MARCH 16, 2015.
TENTATIVE CONDITIONS INCLUDE THE FOLLOWING:
1. PRIOR TO CONSTRUCTION PLAN APPROVAL, THE APPLICANT WILL
PROVIDE THE ENVIRONMENTAL ENGINEERING DEPARTMENT INFORMATION
CONFIRMING THAT THERE WILL BE NO ENCROACHMENT OF THE PRIMARY
OR SECONDARY DRAIN FIELDS OR HOME CONSTRUCTION INTO THE RPA.
THIS WILL BE DOCUMENTED BY THE INCLUSION OF A PLAN VIEW
SHEET IN THE CONSTRUCTION PLANS WHICH MUST ALSO BE APPROVED
BY THE HEALTH DEPARTMENT.
2. THE SUB-DIVIDER SHALL POST SIGNS DEMARKING THE LIMITS OF
THE RPA SO BUILDERS AND HOMEOWNERS MAY BE INFORMED AS TO THE
LIMITATIONS IMPOSED ON THESE AREAS. SPECIFIC PLANS FOR THE
EXACT NUMBER AND PLACEMENT OF THE SIGNS SHALL BE APPROVED BY
THE ENVIRONMENTAL ENGINEERING DEPARTMENT.
3. THE FLOODPLAIN FOR SECOND BRANCH AND LAKE MARGARET WILL
BE CAPTIONED AS A FEMA FLOODPLAIN ZONE A PANEL 308 & 309 ON
THE CONSTRUCTION PLANS AND THE RECORDED SUBDIVISION PLAT AND
SHALL BE THE RESULT OF HYDROLOGIC AND HYDRAULIC ENGINEERING
METHODS AND ASSUMPTIONS WHICH ARE APPROVED BY THE
ENVIRONMENTAL ENGINEERING DEPARTMENT.
4. PEDESTRIAN ACCESS FACILITIES SHOWN IN THE CONSTRUCTION
PLANS, WITH THE EXCEPTION OF THE SIDEWALK/PEDESTRIAN
FACILITY ALONG CATTAIL ROAD AND THE BIKE PATH/PEDESTRIAN

ADEQUATELY WIDE R/W SO AS TO ACHIEVE STATE MAINTENANCE. ALL
PEDESTRIAN ACCESS FACILITIES SHALL MEET COUNTY CRITERIA.
