UTILITIES DEPT. COMMENTS FOR CHARTER COLONY ADDITION:
1.THE USE OF THE PUBLIC WATER AND WASTEWATER SYSTEMS IS
REQUIRED BY ORDINANCE.
2.IT WILL BE THE RESPONSIBILITY OF THE SUBDIVIDER TO
MAKE CERTAIN THAT ALL PROPOSED SECTIONS WITHIN THE
DEVELOPMENT COMPLIES WITH THE CHESTERFIELD COUNTY FIRE
DEPARTMENT'S REQUIRED FIRE FLOW OF 1000GPM AT 20PSI
RESIDUAL.
3.APPROVAL OF THE TENTATIVE SUBDIVISION IS NOT AN
APPROVAL OF THE WATER AND/OR SEWER LAYOUT AS SHOWN ON
THE SUBDIVIDER'S TENTATIVE SUBDIVISION PLAT. THE
REVIEW OF THE TENTATIVE WATER/SEWER LAYOUT IS BEING
PERFORMED TO IDENTIFY ANY POTENTIAL CONTROVERSIAL
PROBLEMS AND TO INTEGRATE THE DEPARTMENT OF UTILITIES'
RECOMMENDATIONS AS SET FORTH IN THE LATEST WATER/SEWER
FACILITIES PLAN IN AN EFFORT TO FACILITATE A MUCH
SMOOTHER REVIEW OF THE FINAL DESIGN OF EACH SECTION.
THE SUBDIVIDER UNDERSTANDS THAT AS THE FINAL
DETAILS OF EACH DEVELOPMENT SECTION ARE REVIEWED, THE
UTILITIES DEPARTMENT MAY REQUIRE CHANGES TO THE
ORIGINAL LAYOUT AS DEEMED IN THE BEST INTEREST OF THE
COUNTY, WHICH ULTIMATELY BENEFITS THE DEPARTMENT'S
CUSTOMERS AS USERS OF PUBLIC WATER/SEWER SYSTEMS.
4.A WATER LINE CONNECTION ALONG BROOK COLONY LANE
SHALL BE MADE TO THE EXISTING 24-INCH WATER LINE.
PLANNING
1. AS PREVIOUSLY DISCUSSED, THE TENTATIVE PLAT CAN NOT BE AP
PROVED UNTIL THE PLANNING COMMISSION APPROVES THE REVISED SC
HEMATIC PLAN FOR THE CENTREPOINTE ZONING CASE. AS SUCH ALL
COMMENTS AND NOTES ARE SUBJECT TO REVISION BASED UPON IMPACT
S OF THAT CASE.
2. COMPLIANCE WITH SECTION 17-76 SHALL BE MAINTAINED AT ALL
TIMES.
3. STANDARD CONDITIONS
4. COALFIELD ROAD SHALL HAVE A THIRTY-FIVE (35) FOOT BUFFER
COMPLYING WITH SECTION 17-70.
5. ALL PORTIONS OF DEDICATED ROADWAY TO BE ABANDONDED AND
VAVATED, SHALL BE VACATED PRIOR TO TENTATIVE APPROVAL.
6. THE SUBDIVIDER SHALL CONSTRUCT A PAVED WALKWAY MATCHING T
HE EXISTING SECTION ALONG LUCKS LAND AND DEDICATE AN EASEMEN
T TO THE COUNTY FOR THE WALKWAY.
7. PLEASE PLACE APPROPRIATE PROFFER CONDITIONS GOVERNING TH
IS AREA ON PLANS.
8. PROVIDE REQUIRED POWER OF ATTORNEY FORM FROM OWNER
9. PLEASE NOTE THAT BUFFERS ARE EXCLUSIVE OF EASEMENTS AND
SETBACKS. PLEASE REVISE ACCORDINGLY.
10. A NOTE WILL BE REQUIRED ON THE FINAL CHECK AND RECORD P
