Temporary Real Estate Signs

IMPORTANT

All sign requirements should be verified using the Chesterfield County Sign Ordinance, dated November 1994, which is also a part of the Development Standards Manual dated April 1997.

GENERAL

Signs must be placed fifteen (15) feet from the property line. A sign under eight (8) square feet does not require a building permit. These signs shall not be placed on utility poles or street traffic signs. A sign can only be attached to a tree if on a site experiencing land disturbance activities.

HOUSE FOR SALE/RENT:

One (1) non-illuminated, well maintained, on-site sign up to six (6) square feet in area (eight with up to two riders) and seven (7) feet in height is permitted. If the property fronts a major arterial and is designated in the Plan for Chesterfield for non-residential use the sign shall meet the requirements for signs in the Office, Commercial, and/or Industrial districts.  The Sign Ordinance allows up to two (2) off-site directional signs per street intersection are permitted. The directional signs can be up to four (4) square feet in area and seven (7) feet in height. The sign message shall be limited to "R", Equal Housing Opportunity logo, For Sale or Rent, and an arrow. On and off site signs shall be removed ten (10) days after the transfer of the title or rental of the property.

OPEN HOUSE:

One (1) sign per street intersection on private property and one (1) sign per premises being rented or sold per agent or owner is permitted. The message shall be limited to "Open House" an arrow, the real estate company or owner’s name, the logo, phone number, and the hours the building shall be open to the public. These signs shall be erected only while the building is open for public inspection. Off site signs can be up to four (4) square feet in area, on-site signs up to six (6) square feet, and both can be seven (7) feet in height.

ON-SITE CONSTRUCTION/DEVELOPMENT:

A sign advertising a residential development is permitted provided it is removed when 90% of the houses are occupied. Commercial use signs, that include the firm developing it, are permitted provided actual construction has begun. This sign must be removed upon occupancy of the building. A development coming soon sign is permitted for no more than three (3) years provided it is removed before any other signs are erected on the property. These signs can be up to thirty-two (32) square feet and ten (10) feet in height and seven (7) feet in height in Village districts.

OFFICE/COMMERCIAL/INDUSTRIAL FOR SALE/RENT :

One (1) on site advertising the sale or rent of the premises is permitted provided it is removed ten (10) days after the transfer of the deed or rental of the property. A County sign permit is not required for signs sixteen (16) square feet or less. Signs can be up to thirty-two (32) square feet in area and ten (10) feet in height and seven (7) feet in height in Village districts.
