Chesterfield County's Comprehensive Plan

The Plan for Chesterfield, Chesterfield County’s comprehensive plan, is the guiding document for future growth and development decisions in Chesterfield County. The Commonwealth of Virginia requires that every locality adopt a comprehensive plan for “guiding and accomplishing a coordinated, adjusted and harmonious development of the territory (State code 15.2-2223)”. The Comprehensive Plan is produced by county staff, recommended by the county’s Planning commission, and adopted by the Chesterfield County Board of Supervisors. The Plan is implemented through the Zoning Ordinance, Subdivision Ordinance and other regulatory tools such as the Water Quality Plan.

The Plan for Chesterfield includes number of Area Plans, which are the components of Chesterfield County’s Land Use Plan and Countywide Plans.

The different components of land use plan map are consolidated into one Chesterfield County Land Use Plan Map.  In the map, the county is represented by a grid and is identified by a number. Each grid gives the more specific recommended land use for that area. An individual interested in knowing the land use recommendation for a particular area in the county identifies the grid number from the map and clicks on the number on the map below to open a PDF map document of that area.
